Temporary
Social Housing (TSH) schemes are particularly useful for bringing
empty and unused or underused properties back into use to
house those in need of rented housing.
Using an empty property such as a house, unused office
space, or empty space above a shop, and converting
it or reusing it for residential
use is of benefit to everyone...

eyesore. Renovating them and bringing them back
into use can help to revitalise and regenerate the
neighbourhood.
How it works
- Grants for TSH schemes are available
to housing associations, either through the Housing
Corporation or the local authority.
- The amount of available grant is
based on the floor area of the property, the amount
of works required and the length of the lease -
the longer the lease length, the more grant is available.
- The rent is based on social rent
levels and is decided in consultation with the local
authority.
- The works must be carried out to our requirements
and will be overseen by our Asset Management Officer and/or
Employers Agent. Our basic requirements are set out in our
'Checklist Specification' available on request.
- We have a skilled and experienced staff
team to manage our private sector properties.
- We have 51 TSH homes in management June 2005 update.
Recent developments, June 2005 update:
Herefordshire Council has allocated £120,000 this year to fund temporary social housing in the County and a one-bedroom flat in Commercial Road , Hereford and a 3-bedroom house in Friars Street , Hereford have just been let, on a 6-year lease.

Last year, The Old Magistrates Court at Tenbury Wells was converted to provide a total of 7 units on a long-term lease. The original Courthouse had been redundant for several years and was an unsightly focus to an otherwise pleasant area. The finished conversion now sits sympathetically within its surroundings with many parts and features of the original building retained whilst a section at the rear has been rebuilt using original materials. Some Background
The Association expanded its activity in the Private
Sector, particularly in 1996/97 and 1997/98, with
the help of Innovation and Good Practice (I &
GP) grants from the Housing Corporation. This grant-aid
we gratefully acknowledge and has helped us to continue,
and build on, the good practice identified at the
time.
Further work by us, in partnership with Herefordshire Council,
helped to establish the Council's Empty Property Strategy,
again supported by an I & GP grant in 1998/99. The Association
during those years dealt with grant-aided and non grant-aided
schemes, depending upon the condition of the properties involved.
Currently, we only work on schemes with grant funding.
We have collaborated with various organisations to bring
forward schemes, including WRVS in Ross on Wye, Herefordshire
MIND for 2 supported housing schemes in Hereford, the Hereford
Diocese and NACRO in Shrewsbury, along with a wide spectrum
of owners/landlords.
