New Development
Marches Housing Association is proud to have increased both the number and quality of affordable homes it in its area. To do so has required imagination, expertise and a high level of commitment; qualities that it continues to bring to bear today.
Since its inception in 1994 the Association has replaced/refurbished 174 defective concrete houses with modern houses and bungalows. It has built over 306 homes with grant aid from the Housing Corporation, partner local authorities and using its own funding resource. It has acquired and repaired another 130 homes and brought a further 116 Private Sector properties into management some of which have been brought into use under Temporary Social Housing schemes.
Many new properties are now acquired with private developers having to provide an element of affordable housing within larger developments to satisfy the planning requirements of the Local Authority. Some properties are provided for rent and some to sell on a Shared Ownership basis and are usually subject to a local lettings policy with any potential tenants/Shared Owners needing to satisfy local connections criteria, every development being different.
These numbers, significant though they are, tell only part of the story. We aim for high standards of design and specification, going beyond the minimum standards of the sector. This is especially apparent in the standard of energy efficiency that we seek to achieve, to reduce carbon dioxide emissions and to minimise household running costs. For some time have aimed to build homes to "Lifetime" standards, and future schemes will achieve Ecohomes "Good" levels as a minimum where possible.
We aim to respond constructively to any proposals that are brought to us, to see how we might be able to create more affordable homes, but also to bring wider benefits to the community. This may be by working with parish councils to develop small schemes to meet the housing needs of local people by; bringing empty properties back into use; by improving the local environment utilising good design; by working with voluntary and charitable organisations to house people with special needs.
Our overall aim is to provide at least 40 more affordable homes per year for the Association. This is in the face of losses to Right to Buy sales continually eroding our stock.
Here are some examples of our current schemes in development to illustrate the range and scope of our activity:
